MAINTENANCE SUPERVISOR
DEFINITION
Under the direction of the Director of Maintenance, plan, supervise, and perform journey-level building maintenance work in the overall operation of the district maintenance department; schedule and assign work, procure materials; supervise, train, and evaluate the performance of assigned staff; assure department operations run in a timely manner.
EXAMPLES OF DUTIES
Plan, supervise and perform journey-level building maintenance work in the inspection, diagnosis, repair and maintenance of all building systems; follows up and supervises staff assignments as needed; defines project work scopes, makes recommendations, and coordinates contracted repairs; performs a variety of work involving plumbing, carpentry, electrical, mechanics, glazing, sheet metal, cement and asphalt; maintains heating, venting and air conditioning units; makes alterations and additions to equipment when necessary.
Supervise, train and evaluate the performance of assigned staff; interview and select employees and recommend transfers, reassignment, termination and disciplinary actions.
Supervise and prioritize work orders for maintenance projects on District properties; communicate with other departments to discuss repairs; estimate cost and time required for repairs. Oversee the inventory and purchase of needed parts and supplies; communicate with vendors; prepare and maintain related receipts, records and purchase orders; troubleshoot difficult diagnostic problems as needed; read and interpret schematics and diagrams; inspect and diagnose major building mechanical systems. Prepare and maintain a variety of records, reports and files related to assigned activities and personnel. Operate a variety of specialized electronic diagnosis equipment and machinery; operate a variety of office equipment including a computer. Maintain shop area, equipment and materials in a safe, clean and orderly manner; assure compliance with health and safety regulations. Respond to emergency field calls as needed. Operate a vehicle as necessary. Perform related duties as assigned.
EMPLOYMENT STANDARDS
Education and/or Experience: High school diploma or equivalent plus specialized training in one or more of the build trades (carpentry, painting, masonry, locksmith, electric, HVAC, plumbing, roofing, etc.) required. Minimum of five years of increasingly responsible experience at the journey level in area of specialization required, including service leadership, customer service or training.
Knowledge and Skills: Requires a broad knowledge of the principles, techniques, materials, equipment and set-ups in all building trades. Requires a thorough knowledge of the uses and safe operation of general maintenance hand and power tools and equipment. Must know and understand all pertinent Federal, State and local laws, codes and regulations related to assigned activities; principles and practices of supervision and training; operation of a variety of office equipment including a computer; oral and written communication skills; interpersonal skills using tact, patience and courtesy; District organization, operations, policies and objectives; inventory methods and practices; record-keeping and report preparation techniques.
Ability to: Plan, oversee, and perform journey-level work in the inspection, diagnosis, repair and maintenance of a variety of District properties. Must be able to use and maintain all tools, equipment and vehicles used during routine performance of duties. Requires the ability to plan, schedule and direct the activities of subordinates and outside contractors to attain high quality and efficiency in work. Requires the ability and initiative to independently develop methods and techniques in the interest of effectiveness and efficiency. Must be able to understand and follow oral and written instructions, maintain a variety of records and interpret plans and specifications related to construction and maintenance. Must be able to obtain cooperation of, and maintain harmonious relations with, the employees in other departments contacted during routine performance of duties.
Physical Abilities: Requires the ability to stand for extended periods of time, walk up to 400 yards and manipulate (lift, carry, move) light to medium weights of 10-50 pounds on a regular basis, over 50 pounds on an occasional basis. Climbs (e.g. ladders), stoop, kneels and crouches on a regular basis. Requires sufficient hand-eye coordination, hand and finger dexterity including ability to grasp and visual acuity to operate specialized equipment and read technical documents and plans, and safety information.
Licenses and Certificates: Requires valid California Driver’s License. May require certification in a specialized trade area such as: Refrigerant handler, asbestos worker, playground inspector or water treatment and distribution.
