JOB DESCRIPTION
TITLE: Maintenance
BASIC FUNCTION:
Under the direction of the Assistant Superintendent of Business Services, this position oversees the performance of a variety of custodial and maintenance duties in order to provide a clean, orderly and safe environment and perform work as required.
ESSENTIAL DUTIES:

- Maintain strict confidentiality when exposed to sensitive written materials during the course of your duties. Information seen during the course of duties is not to be shared with unauthorized persons and/or school personnel.
- May supervise assigned custodial personnel (e.g. Custodian, Temporary personnel) for the purpose of ensuring functions are performed efficiently.
- Prepares facility for daily operations (e.g. opening gates, raising and lowering flags, sweep/shovel/remove snow and sand walks, building access doors)
- Clean and sanitize restrooms such as but not limited to: cleaning toilets, sinks, mirrors, walls, doors, sweeping and mopping floors, emptying trash, etc.
- Clean and maintain campus and other Excelsior facilities; such as cleaning, dusting, sweeping, vacuuming and mopping floors.
- Pick up paper and other debris from grounds and buildings.
- Clean ventilation ducts; replace filters as necessary.
- Participate in thorough cleaning and restoration of the school during vacations.
- Maintains supplies and equipment (e.g. cleaning solutions, paper products, vacuum, mops, etc.) for the purpose of ensuring the availability of items required to properly maintain facilities.
- Report safety and sanitary hazards as appropriate.
- Perform a variety of semi-skilled work in the maintenance and repair of facilities, systems and equipment; assist skilled trades’ personnel in the performance of a variety of more technical jobs related to the building trades.
- Perform minor maintenance and non-technical repairs on furniture, buildings and grounds including repairing and replacing lights and other fixtures as needed; report other maintenance and repair needs as appropriate.
- Delivers various items (e.g. supplies, furniture, audio visual equipment, boxes, etc. ) for the purpose of distributing materials to the appropriate parties.
- Assist and respond to requests, coordinate resources and implement the set up and take down of furniture and equipment for a wide variety of campus and community events.
- Maintain assigned equipment, furniture and tools.
- Lock and unlock assigned buildings, secure buildings when facilities are not in use.
- Assist other personnel as may be required for the purpose of supporting them in the completion of their work activities.
- Maintain positive relationships with students and staff.
- Be a positive role model for all students and parents; always present a positive image of yourself and Excelsior to the community.

KNOWLEDGE AND ABILITIES:
KNOWLEDGE OF:
- Laws, rules and regulations related to Charter Schools, including applicable sections of the State Education Code and Board policies or other applicable laws.
- Safety in the workplace.- OSHA
- Proper lifting techniques.
- Physical campus security (alarms, doors, gates, equipment, etc.)
- Operation of office machines including a computer and specified software applications.
- The local community, including regular community events and demographic information specifically related to families of school age children.
ABILITY TO:
- Demonstrate outstanding interpersonal, organizational, written and verbal communication skills
- Operate large vehicles such as school van.
- Operate a variety of custodial equipment including a floor stripper, buffer, carpet cleaner, vacuum cleaner, power blower and small power and hand tools and other tools needed to perform job duties.
- Understand complex, multi-step, written and oral instructions.
- Perform heavy physical labor.
- Lift heavy objects.
- Safely use and follow instructions regarding the use of hazardous chemicals and supplies. Use as directed.
- Maintain assigned equipment, furniture and tools.

QUALIFICATIONS:
- A High School Diploma or Equivalent.
- Maintenance/custodial experience desired.
- Must possess and maintain a valid (Class C) California driver’s license and good driving record.
WORKING CONDITIONS:
- School campus environment, office environment and various community events
- Indoor/outdoor environment. Incumbents may be exposed to adverse weather conditions.
- Position requires lifting up to 50 lbs.
- Position requires standing for long periods, bending, pushing and pulling, cleaning equipment, lifting and moving furniture, climbing ladders and stretching to replace lights in high places.
- Irregular or extended work hours.
- Generally the job requires 5% sitting, 55% walking, and 40% standing
- Will require travel to various locations.
