CLASS TITLE:  SKILLED MAINTENANCE WORKER

 

 

BASIC FUNCTION:

 

Under the direction of an assigned supervisor, perform a variety of skilled activities in the maintenance and repair of District buildings, facilities and equipment including tasks in one or more of the maintenance trades such as electrical work, HVAC, construction, carpentry, plumbing and painting.

 

REPRESENTATIVE DUTIES:

 

ESSENTIAL DUTIES:

Perform a variety of skilled activities in the maintenance and repair of District buildings, facilities and equipment including tasks in one or more of the maintenance trades such as electrical work, HVAC, construction, carpentry, plumbing and painting; assist in assuring facilities are maintained in safe and proper operating condition.

 

Respond to work orders and maintenance needs and perform related projects; inspect facilities and equipment to determine maintenance and repair needs; replace defective parts and components as needed; perform preventive maintenance activities.

 

Troubleshoot and repair electrical equipment and systems; install and replace light fixtures, motors, controls, ballasts, switches, circuits, outlets, conduit, breakers and other electrical accessories; trace out and install wiring and cabling; diagnose malfunctions and replace defective wiring and parts.

 

Install, maintain and repair faucets, drinking fountains, toilets, urinals, sinks, valves, pumps and other plumbing components and fixtures; install, fit and replace pipes; inspect and repair leaks, obstructions and general system failures.

 

Repair, frame or fabricate articles and structures of wood such as doors, partitions, counters, cabinets, shelving and furniture; repair and replace hardware; repair floors, walls, ceilings and roofs as assigned; install, repair and replace windows and doors; cut new glass and remove broken glass as needed.

 

Install, maintain and repair fencing; form trenches; mix, pour, place, shape and finish concrete; cut and remove concrete as needed; patch and repair asphalt and concrete; install, maintain and repair playground equipment as needed.

 

Maintain, troubleshoot and repair heating, ventilation, air conditioning and refrigeration systems and equipment; diagnose malfunctions and determine repair needs; maintain and replace filters and belts; lubricate various parts and components; install and maintain duct systems.

 

Prepare surfaces for painting; mix and apply paint or other protective or decorative material on a variety of surfaces; match appropriate color and sheen with surface areas; paint over graffiti as needed; patch and plaster holes; remove dents and sand rough surfaces.

 

Operate and maintain a variety of equipment such as drills, saws, cutters, sanders, testers, meters, backhoes, tractors, lifts, conduit benders, paint rollers, spray guns and various hand and power tools; drive a vehicle to conduct work.

 

Install, repair and replace classroom equipment and fixtures; move, arrange, assemble, pick up, transport and deliver various furniture, materials and equipment; load and unload equipment and supplies.

 

Plan, organize and lay out assigned tasks; interpret plans, diagrams, blue prints, sketches and specifications; estimate time, material and equipment needs for projects.

 

Communicate with District personnel and various outside agencies to exchange information and resolve issues or concerns.

 

Prepare, shape and move soil; level and dig grounds areas; form trenches; haul and distribute sand, dirt and various other materials as directed.

 

Repair interior and exterior surfaces such as wallpaper, plaster, drywall, stucco and tiles; maintain, repair and replace upholstery as assigned.

 

Participate in building construction and renovation activities as required.

 

Assist in assuring District buildings, facilities and systems comply with applicable laws, codes, ordinances and regulations; assure a safe environment for students and staff.

 

Troubleshoot and resolve bell, clock, alarm, security device and other electronic system malfunctions as assigned; maintain and repair kitchen equipment as required.

 

Perform welding in the fabrication, repair and installation of metal parts and components as assigned; utilize appropriate welding equipment.

 

Monitor inventory levels of maintenance supplies and equipment; order, receive and maintain adequate inventory levels of maintenance supplies and equipment

 

Identify and report safety, sanitary, security and fire incidents and hazards to appropriate personnel; respond to emergency maintenance and repair needs as directed.

 

Maintain various records related to work orders and assigned activities.

 

Maintain work areas, equipment and tools in a safe, clean and orderly condition.

Methods, materials, tools, terminology and equipment used in assigned building maintenance trades such as electrical work, plumbing, carpentry, HVAC, construction and painting.

EDUCATION AND EXPERIENCE:

 

Any combination equivalent to:  graduation from high school supplemented by completion of an approved apprenticeship program and two years journey-level experience in one or more of the building maintenance trades.

 

LICENSES AND OTHER REQUIREMENTS:

 

Valid California driver’s license.
