TITLE OF POSITION:   MAINTENANCE MANAGER

DESCRIPTION OF POSITION:

Under the general direction of the Director of Facilities and Operations, the Maintenance Manager is responsible for planning, coordinating, supervising and evaluating the maintenance, grounds, custodial, building and site improvement activities of the District. Works closely with District and site level management staff regarding regular maintenance activities, work orders, painting, and building system functions and issues. 

ESSENTIAL JOB FUNCTIONS: 

  • Supervises maintenance, custodial, grounds and other assigned personnel for the purpose of ensuring that divisional work goals are met.
  • Processes and manages the work order system, including coordination with site and District administrators on work requirements, prioritization, and assignment of tasks to appropriate crew or unit.
  • Coordinates regularly with schools and other departments regarding planned maintenance, work progress, special projects and budgeting.
  • Develops long and short-range maintenance plans/programs, including input into the District’s Deferred Maintenance Plan.
  • Inspects repairs, projects, equipment and materials to assure that work is completed efficiently and within State/Local/Federal guidelines and requirements.

OTHER JOB FUNCTIONS: 

  • Conducts performance evaluations and recommends promotion, discipline, and/or termination of assigned personnel. Participates in selection process and assists in the selection of new personnel for maintenance division.
  • Coordinates cost estimates, budgets, reports, memos, productivity reviews, specifications and contract documents for the purpose of implementing the District’s maintenance program.
  • Attends meetings, training sessions, seminars and hearings as needed to obtain information, regulations and requirements concerning maintenance and grounds issues/programs.

ESSENTIAL JOB REQUIREMENS – QUALIFICATIONS

Experience Required: Prior job related experience with increasing levels of responsibility, preferably within a K-12 educational setting.

  • Skills, Knowledge and/or Abilities Required: Knowledge of maintenance, custodial and grounds operations, practices and programs, including work methods, tools, materials and equipment. Ability to assess, plan and manage multiple projects and personnel from a variety of trades; as well as outside vendors and contractors. Communicate effectively with all levels of personnel in the District, outside vendors, parents, agencies and groups. Knowledge of requirements for management and control of assigned budgets and personnel; including, but not limited to training, supervision, and record keeping.
  • Education Required: High School Diploma or equivalent.
  • Licenses, Certifications, Bonding, and/or Testing Required: Valid driver’s license and ability to receive insurance coverage from the District’s insurance carrier for vehicle operations. TB test clearance, Department of Criminal Justice fingerprint clearance, and pre-employment physical and drug testing.
