DUTIES: Under the direction of the Maintenance Supervisor/Director of MOT, completes a variety of tasks such as, checks heating, ventilation and air conditioning equipment for proper operating conditions. Performs periodic preventative maintenance and all levels of maintenance repairs on HVAC equipment and plumbing; procures parts to repair or replace defective components. Installs and repairs mechanical system electrical devices; inspects and operates low-pressure boiler systems and related heating equipment; periodically disassembles and overhauls large centrifugal and reciprocating refrigeration compressors, absorptions chillers and related equipment; repairs package A/C units, furnaces, combination units, heating units and ventilating fans. In a timely manner, completes trend logs, preventative maintenance records, work orders and other paper work as required by policies and regulations; works with EMS systems to manage and monitor building comfort levels and energy consumption. Performs other duties within the department as assigned.

QUALIFICATIONS: Must possess high school diploma or equivalent; a minimum of three years of experience in the operation, repair and maintenance of heating, ventilating, refrigeration and cooling systems. Must have EPA Universal Refrigerant Certification Card or Universal Technician License. Knowledge of modern methods in the use and care of materials, equipment, relevant to all health and safety laws. Ability to effectively and tactfully communicate in both oral and written forms; consistently follow assigned schedules and timelines; manage and use time effectively. Must be able to make sound decisions within the framework of established policies and procedures; schedule, inspect and assist in the work of others; demonstrate physical, mental and emotional stamina to perform the duties and responsibilities of the position; able  to read, write and communicate effectively in English. As per Teamsters Negotiated Agreement Article 10.1.1.2 for bargaining unit members, transfers and advancements, the selection criteria shall be training, skills, and previous experience.  If training skills and previous experience are equal, seniority will be the determining factor.
